Exterior Door Repair — Roanoke, Alabama

We take Roanoke work across the whole town, Downtown Roanoke through Main Street, and we cross into Valley and Lanett on the same trips.

Roanoke has enough older housing stock that repair almost always beats replacement here, and enough new construction that we spend a lot of time on hardware that failed early.

Signs you need exterior door repair in Roanoke

These are the exterior door repair faults we are called out to most often in Roanoke. If you recognise one, the underlying cause is usually the second half of the line.

  • The weatherstrip has a permanent flattened sectionThe door is contacting hard at one point and not sealing anywhere else along that edge.
  • Soft wood at the bottom of the door or jambRot from standing water; the sooner it is caught the smaller the repair.
  • Drafts you can feel from across the roomCompressed seals and a threshold no longer meeting the door bottom.
  • The door has to be shouldered to latchThe door has dropped, or the frame has moved and the strike no longer lines up.
  • There is a tide line across the bottom of the doorStanding water at the threshold, which means drainage rather than the door is the real fault.
  • The sweep leaves a visible arc of wear on the thresholdThe door has dropped, so the sweep is loaded rather than lightly contacting.

Roanoke conditions and exterior door repair

East central Alabama runs humid most of the year with mild winters, so wood movement is gradual but constant rather than dramatic.

Long humid periods swell wood entry doors, and a swollen door binds against the frame and puts load through hinges, latch and lock every time it is used.

Wind-driven rain hits an entry door horizontally, which defeats seals that would handle vertical rain without difficulty, and the water gets in at the top corners and behind the brickmould.

We see the pattern often enough across Randolph County that we usually know what we are looking at before we arrive.

Local factors we account for in Roanoke: sustained humidity and storm wind — typical of east central Alabama.

How we approach exterior door repair

  1. Check it in the closed position firstAn exterior door only has to work in one position. We look at how it sits shut before we look at how it swings.
  2. Find where the water goesMost exterior door failures are water failures. We look at the threshold, the sill pan, the drip cap and the ground level outside. We look at how the opening sits across the seasons rather than just today, because a one-day adjustment tends not to survive the year.
  3. Correct the geometry before the sealsWeatherstrip cannot fix an inconsistent gap. The door has to be sitting right before sealing it means anything.
  4. Fit for the exposureStainless fixings, marine-grade or coated hardware and the correct sweep, depending on how much weather the opening takes.
  5. Make the lock work without forceThe deadbolt should throw completely with one finger and the door untouched.
  6. Check it under a hoseWhere water has been getting in, we test the repair rather than assuming it worked.

What affects the cost of exterior door repair in Roanoke

Pricing on exterior door repair depends on what has actually failed, which is why we talk it through before quoting. These are the things that move the number:

  • weatherstrip and threshold work versus structural repair
  • sidelight and transom glass replacement
  • whether water management details also need correcting
  • whether the frame has rot that needs splicing
  • security reinforcement and hardware upgrades

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Roanoke.

Exterior door repair in Roanoke: questions we get asked

I can see daylight around my front door. Is that just weatherstrip?

Sometimes, but check whether the gap is even. A consistent gap all the way around is a weatherstrip job. A gap that is wide at one corner and tight at another means the door or frame has moved, and new weatherstrip will not close it.

Water comes in under my front door when it rains hard. Why?

The sweep and threshold are not sealing, and often the sill pan underneath has failed or was never there. In Randolph County the rain comes in hard and sideways, so the seal has to work under pressure.

Why does my front door stick in summer and not in winter?

Seasonal movement in the door and the frame. In Roanoke's humid months a wood door takes on moisture and grows slightly, and a door that already had tight clearance starts binding.

My steel door is rusting at the bottom. Do I need a new door?

Not necessarily. Steel door bottoms can be rebuilt, and the real issue is why water is sitting there. If the frame and skin above are sound, the repair is worth doing.

My sidelight glass has fogged up. Can that be replaced separately?

Yes. Sidelights and transoms use insulated glass units that can be replaced on their own, without touching the door.

How much does a leaky front door actually cost me?

More than people expect. A gap you can see daylight through around a Roanoke entry door moves conditioned air continuously, and in the summer it is running against your air conditioning all day.
