Most exterior door problems are fixable without replacing the door. Weatherstrip, thresholds, hinges, strikes and locks are all serviceable parts, and the slab and frame usually have years left.

We work on wood, fiberglass and steel entry doors, including doors with sidelights and transoms, and we deal with the water management details that make the difference between a repair that lasts and one that does not.

How we work

  1. Check it in the closed position firstStanding inside with the lights off and looking for daylight tells us more in ten seconds than any amount of measuring.
  2. Find where the water goesMost exterior door failures are water failures. We look at the threshold, the sill pan, the drip cap and the ground level outside.
  3. Correct the geometry before the sealsWeatherstrip cannot fix an inconsistent gap. The door has to be sitting right before sealing it means anything.
  4. Fit hardware and seals rated for exposureThe finish and material matter on an exterior door in this climate, and cheap components fail fast.
  5. Make the lock work without forceThe deadbolt should throw completely with one finger and the door untouched.
  6. Check it under a hoseWhere water has been getting in, we test the repair rather than assuming it worked.

Exterior Door Repair FAQs

I can see daylight around my front door. Is that just weatherstrip?

Sometimes, but check whether the gap is even. A consistent gap all the way around is a weatherstrip job. A gap that is wide at one corner and tight at another means the door or frame has moved, and new weatherstrip will not close it.

How much does a leaky front door actually cost me?

More than people expect. A gap you can see daylight through around a your area entry door moves conditioned air continuously, and in the summer it is running against your air conditioning all day.

Water comes in under my front door when it rains hard. Why?

The sweep and threshold are not sealing, and often the sill pan underneath has failed or was never there. In your County the rain comes in hard and sideways, so the seal has to work under pressure.

The bottom of my wooden front door is rotting. Can it be saved?

Often yes, if it is caught early enough. The bottom rail can be repaired and the door refinished. What matters more is fixing the water that caused it, or the repair rots out the same way.

Is my front door secure enough?

The weak point on most entry doors is not the lock, it is the strike. A deadbolt in a strike plate held by short screws into thin jamb material offers much less than people assume. Reinforcing it is inexpensive.

My steel door is rusting at the bottom. Do I need a new door?

Not necessarily. Steel door bottoms can be rebuilt, and the real issue is why water is sitting there. If the frame and skin above are sound, the repair is worth doing.
