Most sliding doors do not fail all at once. They get a little harder to move each season until somebody has to use two hands and a hip. By the time that happens the rollers are usually shot and the track has taken damage that gets worse every time the door is forced.
The three things that go wrong on a sliding glass door are rollers, track and alignment, and they are connected. A worn roller lets the panel drop, the dropped panel grinds the track, and the chewed-up track destroys the next set of rollers. Fixing one without the other two is why so many of these doors get 'repaired' twice.
We work on sliding patio doors every week: aluminum frames from the seventies, vinyl units from the nineties, and the big multi-panel doors going into new construction. The failure points are different on each, and so is the fix.

- The door takes both hands to moveAlmost always flat-spotted or seized rollers, sometimes a track that has worn into a trough.
- It jumps off the trackThe panel has dropped low enough that it is no longer captured by the head channel, or the roller adjustment screws have backed out.
- A loud grinding or scraping noiseMetal-on-metal contact where the roller housing has broken through and is riding on the bare track.
- The door will not latch anymoreThe panel has settled out of square, so the hook or mortise latch no longer lines up with the keeper.
- Daylight at the top or bottom cornerThe panel is out of plumb, usually from uneven roller adjustment or a frame that has moved.
- Cold air pouring in around the edgesCollapsed weatherstrip and worn pile seals, and often a gap the panel misalignment created.
- Water on the floor after heavy rainBlocked weep holes in the sill, so the track fills and backs up over the interior lip.

- Look at the whole opening, not just the doorWe check the panel, the track, the head channel and the frame for square before touching a screwdriver, because a door that is fighting the frame will eat a new set of rollers in a year.
- Pull and inspect the panelThe panel comes out so we can see the roller housings, the bottom rail and the condition of the track underneath.
- Match the hardwareSliding door rollers are not universal. We identify the manufacturer and panel weight and fit the right tandem assembly rather than the closest thing on the truck.
- Restore the running surfaceWorn track gets repaired or capped so the new rollers are not immediately damaged by the old groove.

Can a sliding door that has stopped rolling be fixed, or does it need replacing?
Almost always fixed. The frame and glass are usually fine and it is the two small roller assemblies underneath that have failed. Replacing a whole patio door in your area is a several thousand dollar job; rebuilding the rollers and track is a fraction of that and gets you a door that rolls better than it has in years.
How long does a sliding door repair take?
Most single roller-and-track jobs in your area take one to two hours. Multi-panel doors, doors with damaged tracks that need capping, or units that also need glass work take longer, and we tell you which category yours falls into before we start.
Why does my sliding door work fine in winter and stick in summer?
That is a moisture and expansion problem, and it is common across your County. Humid months swell wood and vinyl components and expand the frame slightly, which is enough to close up clearance that was already marginal because of worn rollers.
Do you repair the older aluminum sliding doors?
Yes, and there are a lot of them in your area. Aluminum frames from the sixties through the eighties are actually good candidates for repair because the frame material has not degraded; it is the rollers, the track surface and the weatherstrip that have worn out.
My door came off the track. Did I break something?
Usually not. A panel comes out of the track when it has dropped low enough that the head channel no longer holds it, which means the rollers were already worn or the adjustment screws backed out. Putting it back without correcting the height means it will happen again.
Can you fix the lock without fixing the door?
Sometimes, but if the door has settled, a new lock will not line up with the keeper any better than the old one did. We check the panel alignment first, because a lock that will not catch is often a symptom rather than the actual problem.
